What’s different about buy to let?

While buying a buy to let property may appear similar to purchasing a home to live in, the legal and financial framework is quite different. You’ll likely need a specific mortgage designed for letting, and the income assessment is based on projected rental income rather than your personal earnings. There are also restrictions on letting under standard residential mortgage terms, so using the right mortgage from the outset is vital.

There may also be restrictions on letting in the title deeds for the property you are purchasing but our experts will review the title to ensure there are no such restrictions.

Buy to let purchases are also subject to an additional 3% Stamp Duty Land Tax surcharge, even if it’s your first rental property. We’ll help you understand these additional costs and ensure everything is accounted for before you commit.

Once the property is yours, you’ll also need to consider your ongoing obligations as a landlord—from tenancy agreements and deposits to repairs, rent recovery and compliance with evolving housing laws.
