What to Expect When Buying Your First Home

From finding a property to collecting the keys, here are the main stages in your first-time buyer journey:

1. Instructing a Solicitor
As soon as your offer is accepted, you’ll need a conveyancer to handle the legal work. The sooner you instruct us, the sooner we can get the ball rolling on ID checks, protocol forms, and searches.

2. Property Searches & Survey
We’ll arrange local authority searches and other checks to ensure there are no hidden legal or environmental issues. Meanwhile, you’ll need to arrange a property survey to check for structural concerns.

3. Reviewing Contracts
We’ll thoroughly check your contract and raise any necessary enquiries with the seller’s solicitor. Once everything is agreed, we’ll arrange for you to sign the contract and transfer documents.

4. Exchange of Contracts
When both parties are ready, contracts are exchanged, and your deposit is paid. At this point, your purchase becomes legally binding.

5. Completion
This is when the remaining balance is paid to the seller’s solicitor, and you become the legal owner. We’ll handle your SDLT submission and register your ownership with HM Land Registry.
