How the buy to let conveyancing process works

  1. Instructing us and initial checks

We take your instructions, carry out identity and anti-money laundering checks, and request the draft contract and title documents from the seller’s solicitor. If you already have a mortgage offer in principle, send this across now so we can start reviewing the lender’s requirements alongside the purchase.

  1. Searches and mortgage review

We order local authority, environmental, and water searches, and review your buy to let mortgage offer in detail, checking the lender’s conditions against the purchase terms. This is also when we check the title for any letting restrictions — something many landlords don’t think to ask about until it’s too late, so we flag it early rather than at exchange.

  1. Raising enquiries and reviewing the contract

We raise enquiries with the seller’s solicitor on anything the searches or title raise, and review the contract to make sure it reflects what you’ve agreed. For leasehold buy to let properties, we also check the lease terms for any subletting restrictions or consent requirements from the freeholder.

  1. Exchange of contracts

Once enquiries are resolved and your mortgage funds are confirmed, we exchange contracts and agree a completion date. At this point the transaction becomes legally binding, and we’ll calculate the exact SDLT surcharge due so you know the final figure before completion.

  1. Completion

We transfer funds, complete the purchase, and register you as the new owner with the Land Registry. If the property is already tenanted, we’ll also confirm the tenancy details transfer correctly so rent collection continues without a gap.

  1. After completion

We submit your SDLT return and pay any tax due within the 14-day deadline, and can advise on next steps as a landlord: from deposit protection to your obligations under the Renters’ Rights Act 2025.
