How the auction property process works

Auction timescales are tight, so knowing what happens and when helps you stay ahead of each deadline.

  1. Instruct a solicitor early

Get us involved as soon as you’re seriously interested in a lot, ideally as soon as the catalogue is published, so there’s time to review the legal pack properly before you bid.

  1. Legal pack review (typically 3–5 working days)

We check the title, searches, special conditions and any lease documents, and let you know about anything that could affect your bid.

  1. Pre-auction enquiries and searches

Where needed, we raise enquiries with the seller’s solicitor and arrange any outstanding searches before auction day.

  1. Auction day

If your bid is accepted, contracts exchange immediately and you’ll pay your deposit, 10% for a traditional auction, or a reservation fee for a modern method auction.

  1. Completion (within 28 days for traditional auctions, 56 days for modern method)

We handle the remaining legal work, mortgage arrangements and transfer of funds, working to whichever deadline applies to your purchase.

  1. Post-completion

We register your title at HM Land Registry and deal with any outstanding matters, such as Stamp Duty Land Tax returns.
