How the house buying process works

Knowing what to expect makes the whole process less stressful. Here’s what happens once your offer has been accepted.

  1. Instruction and initial checks

Once you instruct us, we open your file and carry out identity and anti-money laundering checks. We’ll need proof of ID, proof of address and details of your funding source before we can start the legal work. This usually takes a few days and is a legal requirement for all solicitors.

  1. Searches and contract review

We request the contract pack from the seller’s solicitor and order your property searches. We review everything carefully and raise any enquiries that need answering before you can proceed. This stage typically takes two to four weeks, depending on the local authority.

  1. Mortgage offer and report to you

If you’re buying with a mortgage, we review your mortgage offer and check all conditions can be met. Once searches and enquiries are resolved, we send you a detailed report explaining our findings, what they mean for your purchase, and what happens next.

  1. Exchange of contracts

When you’re happy to proceed, we exchange contracts with the seller’s solicitor. At this point the transaction becomes legally binding for both sides, a completion date is fixed, and your deposit is transferred. Most purchases reach exchange within eight to twelve weeks of instruction, though this varies depending on the chain and complexity of the transaction.

  1. Completion

On the agreed completion date, we transfer the purchase funds to the seller’s solicitor. Once confirmed, you can collect your keys. We then submit your Stamp Duty Land Tax return and payment, and register your ownership with the Land Registry.
